What does Rent Stabilization entail?

In New York City, rent stabilization is nothing but one category of regulation of rent, to protect tenants from dramatic rise in the rent that they are paying. Landlords who are owners of apartments wherein rent stabilization is applicable, are only permitted to increase rent in adherence to the Rent Guidelines Board (RGB). With rent stabilization, tenants enjoy the right to lease renewal in the majority of cases. Currently, rent stabilization is applicable for about 1 million apartments in New York City.

Is Rent Stabilization Applicable for my apartment?

Different parameters decide if an apartment is rent stabilized, such as its year of construction or renovation, when special tax benefits are maintained by the building. Various aspects can lead an apartment unit to no longer remain regulated, such as when the unit is no longer housing anyone and the unit’s rent exceeds $2,700. In case an apartment is turned into a co-op or if a unit is being taken up by the landlord for their use, the apartment may be de-regulated.

In case you live in an apartment that is rent stabilized or rent controlled apartment, it is important for you to learn about your rights and alternatives.
